Why a thorough site examination is important to a realistic proposal
Frequently we hear prospective clients say that another contractor they are considering was very quick in giving them a bid based on the Architect's plans. But then we find that they did not visit the site or came by once. Renovations and Additions are like surgery to your home, and what physician would you trust that told you they intended to operate without examining you first. We don't like to inconvenience a prospective client anymore than necessary, but generally we will make several visits to study your home and bring our subcontractors to ensure that we better understand exactly how we intend to perform our work, and try and see any potential problems before we start.
In almost thirty years of business we have gained valuable experience in foreseeing potential trouble areas. This insight enables us to prepare a more realistic estimate of the actual costs of proposed project which in turn helps prevent change orders for "unforeseen conditions" a catch phrase used much too often by builders not taking the time to prepare an accurate bid. Also, we may see something that we feel would be good to modify, improve. or repair while we are constructing your project and that it would be most cost effective to do it while your anticipated project is underway. |
